Experience elevated lake living on fully recreational Island Lake—where refined comfort meets timeless cabin charm. This rare south-facing 0.39-acre lakefront lot offers the perfect setting to create a luxury cabin-style retreat or custom lake home in the heart of Shoreview. Enjoy the serenity of the quieter north basin while maintaining seamless boat and kayak access through the underpass to the vibrant south basin. A private dock is already in place, inviting effortless days on the water. The property has been professionally surveyed, soil tested, and prepared for a walkout design, ideal for capturing sweeping lake views and indoor-outdoor living. Sellers have completed demolition, grading, erosion control, and selective tree removal—allowing you to focus on design, not prep work. City water, sewer, and electric are available at the lot. Embrace all four seasons with boating and paddle boarding in summer, cozy lakeside bonfires in fall, skating in winter, and excellent fishing year-round. Bring your own builder and craft a warm, sophisticated lake retreat tailored to your vision. Nestled in the highly desirable Randy–Gramsie neighborhood and the award-winning Mounds View School District, with easy access to parks, trails, dining, and shopping—just 11 minutes to St. Paul and 15 to Minneapolis. A truly exceptional opportunity to build a luxury lake escape close to the city.
